The former “Riesbach” schoolhouse at Zollikerstrasse 149 in Zurich’s Seefeld district was built in 1781. It has been used as a residential building since 1854 and 120 years later was listed as a historical monument.

The large flat on the top floor was renovated with careful and targeted interventions by KLAM AG, in collaboration with the architect Adrian Weber. The aim was to create a contemporary, family-friendly flat that could also be used as an office for employees: Working and living under one roof.

This home is built for Salvatore Longobardo and Anastasia Kati and their two kids who are the owners of KLAM. They both work from home and also employ staff in a home office. One of their needs was therefore an office space with up to six possible workstations or an open room for meetings, which is located directly near the entrance.

Another important aspect for the family was the centrality and spaciousness of the cooking and dining area, which was to be the centrepiece. The gallery should be used actively by the whole family and the access should be easy and inviting. An additional children’s room and a dressing room with a washing tower were also part of the family’s ideas.

To meet the desire for a central living, cooking and dining area, the new kitchen was placed in the middle of the large main room. The new position of the kitchen with its centrally located cooking island becomes the hub of the flat. In addition, hidden behind the kitchen cabinets, there is a generous pantry. The former kitchen thus became the missing children’s room.

The wooden spiral staircase that led to the gallery gave way to a sculpturally designed interior staircase made of black metal, which elegantly connects the two levels. The design and use of the staircase is multifunctional. The many shelves on the staircase serve as bookshelves, for children’s handicrafts and plants.

The darkened wooden beams were hidden under plaster on the one hand and refurbished and lightened on the other. By restoring the ceiling frames and freeing passageways from arches and passages, the ceiling heights were thus raised not only visually. Valuable elements such as the ceiling stucco were carefully restored.

The two bathrooms were given a fresh and inviting appearance through sensitive materialisation.

Schäfligrabenstrasse, Wallisellen

We have opened up the entire living area so that the kitchen has a direct connection to the spacious terrace and a luxury living room with a beautiful view at the same time. For the family and also for visitors, this space invites to spend time together while cooking or discussing. Especially for the spring and  summer season, the terrace is a great idea. A small toilet is attached to this part of the flat.
The private part of the flat consists of a corridor with entrances to three rooms (a master bedroom, an office, a children’s room) and a main bathroom. This bathroom is designed like a small living room – with its generous dimensions, a beautiful bathtub and a very nicely designed sink with mirror. Very important in this room is the play of the light and the private atmosphere. A lot of emphasis is placed on feeling comfortable.
In the corridor there is also enough storage space in the closets.
 
We have used very light and “clean” materials that offer a lot of freedom in the choice of various furniture. The kitchen in white MDF is complemented by marble details that make it very elegant.The freestanding island is the centre of the living and cooking area and it is possible to walk around the kitchen entering the terrace directly.
In the bathroom, we opted for a very light grey-blue colour and tiles with a concrete pattern, which have a calming effect. The sanitary ware is in white, like the entire line in the flat.
 
The main idea is to design a perfectly functional flat, which makes a very good basis for further furnishing.

 This was the first flat in Zürich for Salvatore und Anastasia. It is a positive minded, opened family, who likes colours. We decided for a light design of the flat with grey accents in the interior and colourful bathrooms. This flat has 2 hearts – dining and living.

The original plan of the flat was interesting although as very common in 70s, the kitchen was segregated in a corner and completely enclosed by doors. In general the spaces all around the flat were separated by doors. It was the case of the little entrance corridor versus a bg door splitting the night portion of the flat. Removing the kitchen wall, a spacious white kitchen has been opened and connected with dining and to a big balcony. There is planned a big dining table for the family and their friends. Removed the entrance internal door a piece of furniture-wardrobe- connects the entrance with cooking and goes like a snake through the space. The main idea of this multifunctional piece of the furniture was to place here clothes after the entering the flat, to enable enough space for cooking and divide these two functions by an integrated bookshelf that works like an entrainment by eating. This volume of furniture is closed up by a white bar table, which has 3 seats. This works perfectly for a quick breakfast (or quick feeding their 2 kids). The axis of the entrance corridor goes towards to the living room. The living room with a nice fire place has a beautiful view of city Zürich and the lake. The family loves photography, so the walls are prepared to place photos everywhere. Between the living and the dining is an opening in the wall, which enables a beautiful view of the lake also from the kitchen.
These spaces and a small toilet for guests are part of the “public or day area” in the flat. The “private or night area” of the flat contains a Master-bedroom, an office, a kids room with a bathroom and a Master-ba- throom. The bathrooms and the toilet are the colour islands of the flat. We decided for Philippe Starck 3D yellow tiles, that creates a checker pattern on the wall. This pattern is always visible in the mirror reflection. To neutralise the strong yellow colour we used white and grey. The sanitary is simple white and the white-grey combination appears also on the bathroom furniture. The living area further forward, on the left side, is large, bright, with white oiled oak parquet flooring, providing a pleasant ambience. The dining area is open to the living area and kitchen. The kitchen offers many work surfaces and great materials in Corian Design ARCTIC ICE White Matt. It is equipped with modern kitchen appliances such as a combi steamer, dishwasher and induction hob with an integrated extractor fan.

Another built-in cupboard between the office and the kitchen contains a washing tower when you go into the bathroom, which is just the opposite. The bathroom shines in PLUM FROSTED Resina Matt with a bathtub Botero of Blubleu in matt white BluStone and a rain shower. Towel radiators provide cosy warm towels. A small balcony gives you a great holiday feeling while you take a relaxing bath.

From the kitchen, you continue to the master bedroom which is equipped with built-in wardrobes and a modern bathroom. The shower has been lovingly remodelled and shines in a new and fresh design in POWDER BLUE Resina Matt. The mirror is equipped with indirect LED lighting.

Architect Keynotes

Built in 1947 the flat needed to be redefined in terms of space and functionality. The collaboration of the Architect Adrian Weber of Zürich, who helped us in the conceptual redefinition of the flat and in the design has been very effective for that.

We worked around 3 mains concepts: A) create open spaces for the kitchen/living-dining room, B) Expand the bathrooms, more space & more functions, C) Create more closet, including space for the WM/TU tower.

The price to pay for A) was quite high, because the central wall of the flat played a role in the static structure of the whole building. So it has been demolished once a CFRP Based Structural Strengthening System was put in place. Some days of extra work with a specialised installation company.

To achieve B), we have moved the kitchen in the freshly created open space and expanded the little and narrow WC into a great 8 m2 bathroom, very lit,  with bathtub, shower, toilet, and elegant wash-basin with drawers. The bathroom inherited the access to the little balcony. Close to the newly created bathroom, we set a 3 m closet hosting the WM/TU tower. Very practical position, close to the bathroom, to the balcony.

The last point was the reallocation of the master bedroom. We decided to close a little window, creating a new, more useful wall to host the bed. The entrance door for the second bathroom was also moved so to make it private to that bedroom as well as the second access to the very large terrace, a large glass door was made part of the redefined room

The flat in Meilen has wonderful surroundings – a school with playing kids protected by very old full-grown trees. A glazed veranda enables this view and connects perfectly the flat with the world around.
The original flat was divided in small poorly-lit rooms with old dark dirty wallpapers. We have decided to bring the light everywhere and clear the layout of the flat as much as possible.
We have remove several walls by the entrance and in a living room. We have opened the kitchen towards the veranda that one can enjoy the great view. We have clarified the original chaotic entrance. We have placed a new wardrobe for the clothes and shoes near the entrance door because the old wardrobes were on the very incorrect place.
The whole area entrance – living – dining and cooking has got a new coat. Newly very light spaces with an U-shaped kitchen and a cooking island provide a great standard of living. The idea of the cooking island is, that while cooking towards the veranda one can observe the life behind the windows. The dialog kitchen-veranda is an important point of this flat.
We have kept both bathrooms as they used to be, but we have reorganized them properly. The guest bathroom against the entrance has a perfect position and also a good layout, so we were focused more on working on a material quality. The second bathroom closed to bedrooms was connected with an oversized washing-room. We have decided to split these two rooms and change a bit the content of the washing-room : we have transformed it in a garderobe with a washing machine and a tumbler and we have connected this room with a master bedroom. In the master bedroom there was not enough proper space for a wardrobe, so the new garderobe room will overtake this function. As we have found the washing in this room very practical, we have kept it. The quality of the master bedroom has been risen significantly and the balcony enhance the quality of this space, too.
We have kept the connecting corridor free with an idea of a low shelf for shoes at the side and a piece of art above it. The original high wardrobes were absolutely blocking this very central space.
We have defined this flat properly and it has become a nice space for living.

This flat used to have a dark and unclear layout. Rooms were not well balanced. There was a too small dark kitchen in a corner, both bathrooms were connected by a door, which was highly unpractical and does not reflect needs of tenants nowadays any more. The junction between bathrooms meant also that a master bedroom was accessible from two sides. This was for sure not the level of standard we wanted to keep.
We have decided to make the flat es light as possible. There are several skylights on the ceiling that needed maintenance. After cleaning and repairing they have become a real highlight of the flat. They produce a very nice indirect light that increases the whole light quality of the flat significantly. They are placed in the entrance hall and in the both bathrooms and they gives this flat definitely a great character. We have worked with this theme and also on materials- we have used light materials and pastel colours.
The entrance is an important point of the flat. We have re-used the original niche (storage) to create a wonderful garderobe with a soft lighting. This garderobe is placed directly at the entrance door and is extreme practical for storing shoes and clothes. The entrance hall is thanks to the big squared skylight extreme light. The hall points directly to a dining area. The dining and a kitchen was a challenge of this flat because of the space size – it was too narrow, basically at the limit. We have decided for an L-shaped kitchen furniture that enables enough space for the dining. The kitchen in its simplicity looks very elegant and the space for the dining evokes a feeling of luxury.
We have kept an original fireplace and created a spacious living room. We did not forget to find a right wall for a television. From the living room there is an entrance to the balcony and to the master bedroom.
Both bathrooms were rebuilt drastically. We have separated them by a wall, we have renovated both skylights and we have reorganised the whole ensemble. The bathroom closed to the entrance is appropriate for two bedrooms against to it and for guests – it has an oversized washbasin and a shower. The second bathroom serves to the master bedroom. It has a double washbasin and a free standing bathtub. We have achieved a great material and light quality in both spaces.
The whole flat is very purified and provides a great level of living.

We had been looking for an apartment in Oberengstringen for some time. When we saw the ad for the apartment in Winkelrainweg, we were immediately interested in seeing it. The professionally organized online tour immediately confirmed our intuition and made us even more curious.

The very generous flat in Neuenhof is placed on the last floor of the house. It has a beautiful view from every single window and a large terrace on the roof top. A great view of Limmat is present in the whole flat. Because of the real hight of the house there is a certain atmosphere of freedom in this flat. The flat is also extreme light.
The original layout of the flat was very unbalanced. A kitchen and a dining were relatively complicated accessible, absolutely separated from a living room and the terrace. A huge (and very dark) fire place was blocking the living room. Two too small bathrooms were inappropriate for such a big flat. Our vision was to reorganise the layout, make it clear, get rid of the dark corners and connect the cooking/dining with the living. We have mirrored the layout of the kitchen and opened it towards the living room. A new large multifunctional space with the entrance to the terrace was created. We have focused on the details in the kitchen, a sink is placed directly by the window and a cooker is facing the dining/living room to enable communication while cooking. Three bar stools attached to the dining area can be used for a quick breakfast. Normally, we like to keep the fire place, but in this case it was absolutely useless, so we have removed it completely.
From the original dining room we have created a new master bedroom with a master bathroom. The main entrance also needed some work. There was a lack of wardrobes in this area. Profiting of the new designed master bathroom we have placed two closets on the other side, facing directly the main entrance. Aside of the closets is a big mirror.
A long corridor with a guest bathroom in the end is already a part of a private zone of the flat. We have used a very long wall of the corridor to place there an enormous line of closets. A huge flat needs many closets. Closets are nicely lighted up under the ceiling, practically placed against the entrance to the rooms. The three bedrooms and a master bedroom are placed in the row, well-organised. These four rooms are like a counterbalance to the spacious living area. We have achieved a wonderful light flat with well-dimensioned spaces.

The flat in Winterthur has a great location, close to the old city and beautiful surroundings. This flat is very spacious and generous. It contains a large living room with a balcony and three bedrooms. What we have seen as a weakness of this flat is an absolutely separated kitchen/dining from the living area.
We have worked on that intensively, we have connected the living room with a dining by removing a wall and we have integrated a too far placed kitchen as much as possible. Unfortunately is the layout not very well-balanced – this huge flat has a small kitchen placed in the very last corner of the flat.
We have decided to expand the kitchen out of its niche. Which was too deep, too dark, too hidden. We have placed a cooking part out of the niche and created a seating area with bar stools from the side of the dining – this was like “an invitation” into the kitchen. Despite the position of the kitchen, one can see the new kitchen line from the whole living area. We have also shorten up the length of the kitchen, we have placed a wall of the towers at the end of the space. Attached to the kitchen is a dining place. To achieve a quality space, we had to replace the door of the bedroom and integrate it on the side of the entrance hall.
These changes have enhanced the quality of the space significantly.
We have focused also on the entrance hall. We have removed walls to the dining and living room and opened the space as much as possible. On the side of the hall we have placed a raw of closets. Aside of the wardrobes there is a newly positioned door to the one of the bedrooms. The opening of the hall and the connecting of the functional zones has made the old, too closed and too divided disposition more consistent. There is a way more light in the whole flat now. We have avoided redundant crossings in the space.
The flat is renewed in light colours and light parquet (bleached oak). We have designed both bathrooms in typical pastel colours. The bathroom closed to the bedrooms offers a spacious shower niche. The main bathroom contains a free standing bathtub and double washbasin. For washing there is a small storage room closed to the main bathroom.

The place is generously equipped and has a very practical layout. What we enjoy most is the tasteful and refined design with its clear structures and these beautiful colors. The designer’s keen eye for details is palpable throughout the apartment. After the purchase, Salvatore and Anastasia continued to support us, answering our question and explaining everything worth knowing about the apartment, which is not at all a given after a property purchase. The Flat in Bergdietikon has a layout with a central living zone and splitted private zone on two sides of the flat. This creates a natural inconvenient crossing route from the living room, which can be a real disadvantage. This was the biggest issue we have managed to fix. This flat has a wonderful big terrace facing forests and meadows around. This was a great condition for creating functional a central living/cooking space with a good lighting.

 

We have focused on the living zone firstly. The kitchen was centraly placed, but separated from the rest of the living zone by a wall. After removing this wall we have achieved a natural centre of the flat (also well connected with the terrace). The kitchen was designed with a separate cooking island that is a main meeting point for everybody. A dining area was placed at the side of the kitchen. The living room has some issues: already mentioned crossing routes between the private zones divide the living room in several not working areas and absolutely opened main entrance of the flat without any space for coats and

shoes that was facing the living area in an inappropriate way. To solve the entrance problem, we have placed a double wardrobe against the entrance door and we have removed a niche by a fire place. The wardrobe is an optical barrier to the rest of the living area, it defines and limits the entrance area and enables to store all needed stuff. This item has cleaned the layout drastically.

The living space itself is divided in to two parts – one attached to the terrace which supports the whole idea of the central living-cooking-dining hub. We have removed an unpractically placed heating and windows with the balcony doors have been adjusted properly. The second part of the living is attached to the original fire place. In this

corner there is newly a TV corner with armchairs. A cosy atmosphere can be created by a fire. The fire place has been reduced and purified from the original style of 70s.

Also the private zones of the flat needed some changes. Two bedrooms and a bathroom on the side of the kitchen has been rebuilt dramatically. The useless long bathroom space creating a corridor to the basement has been shortened up and reorganised. We have created a pleasant room with a bathtub, a double-washbasin and a toilet.

There is an absolute lack of store space in the flat. We have created an extra-big walk-in closet closed to this bathroom and attached to the both sleeping rooms. This idea has enhanced the living quality of the flat significantly!

Two cellars appropriate for washing clothes and storage are accessible from outside. This zone of the flat was redesigned to achieve the best functionality.

The flat in Zumikon is a spacious flat with a very clean and well arranged layout. The size of functional areas is appropriate, especially a living room is very well connected with a dining. Although these positive facts we have discovered several weaknesses that we decided to improve. The first big issue was a separated kitchen from the dining. We have decided to open the whole space and fuse it into a one multi-functional space. We have removed a wall between the dining room and the kitchen and we have shortened up the wall facing to the entrance. The kitchen was too small, probably fulfilling needs in 70s but as a contemporary kitchen it was insufficient. The kitchen has become a centre of the flat, well connected with a balcony and with a great view from a side window. The entrance of the flat is perfectly positioned, unfortunately very dark. Removing the walls from the kitchen has lighted up the whole area. The kitchen furniture (the part including a bookcase facing the dining room) was on purpose designed in a shape that enables a maximum of the light coming through. A fire place from 70s was oversized blocking the main space between the dining and living area. We have minimied the whole volume drastically and cleaned the whole appearance. We liked the idea of the fire place in the living room, so the functionality has been preserved. Thanks to these improvements entering the flat has become a nice moment of revealing generous living and cooking area on the one side and an entrée to a private area on the other side. A bathroom and a toilet are very practically placed in the central part of the flat. The bathroom was in the typical style of seventies with very chaotic layout (a toilet against the door, washbasins on the side in the corner etc). We have decided to design a generous bathroom with a free standing bathtub and a shower, with a central spacious double-washbasin and a well-illuminated mirror. It is a master bathroom with all it´s quality. To achieve this, we had to get rid of original wardrobes that consumed a lot of space. The end design of the bathroom contains a very clean

layout, pastel colours on the walls and very pleasant cemento-looking tiles on the floor. A toilet for guest, perfectly placed near to the entrance, was also redesigned. We have removed the wardrobes and have created a place for a washing machine and a tumbler. We have decided for a small-sized washbasin that fits correctly in the space.

By the entrance we have placed an additional spacious wardrobe with an interior lighting. The original built-in wardrobe was kept.

In the whole flat are used light materials with a very light parquet (bleached oak). This renewal has made from the original well-designed flat a wonderful high quality place for living.

The flat had an incredible view on the Zurich west ! This was the main reason we decided to buy although it was in need of huge renewal works : technical (electrical and water systems), architectural ( the kitchen concept was unattractive ), windows to be changed  and finishing of the walls and floor ( wall plaster and parquet to be modernized ).

The kitchen has been integrated in the living room removing one side wall and closing the original door. In such a way we have extended on both sides of the wall the useful living space, e.g. allowing the installation of a modern and integrated kitchen on one side and a sliding doors closet on the other side. This little change has drastically changed the flat.

The new kitchen enjoys the view of the city.

After ten years of searching for an affordable apartment in Zurich, I came across the apartment on Sädlenweg. The house the apartment is located in was built in 1972 and has a very modern architecture for the time. The incredible view over the roofs of Zurich captured my attention immediately. When I saw pictures of the apartment in its pre-renovation state, I couldn’t believe the change Salvatore and his team have brought about. The place is now very modern, with beautifully furnished rooms that suit my taste perfectly. The open concept kitche is very contemporary with details like bright LED lighting and pull-out cabinets that make clever use of every bit of space. There are other practical features like the illuminated coat closet in the hallway that reaches the ceiling and offers a lot of subtle storage room. After the purchase, Salvatore was happy to help me make a last change in the bathroom.

This was the first flat in Zürich for Salvatore und Anastasia. It is a positive minded, opened family, who likes colors. We decided for a light design of the flat with grey accents in the interior and colorful bathrooms. This flat has 2 hearts :) – dining and living.
The original plan of the flat was interesting although as very common in 70s, the kitchen was segregated in a corner and completely enclosed by doors. In general the spaces all around the flat were separated by doors. I t was the case of the little entrance corridor versus a big door splitting the night portion of the flat. Removing the kitchen wall, a spacious white kitchen has been opened and connected with dining and to a big balcony. There is planned a big dining table for the family and their friends. Removed the entrance internal door a piece of furniture-wardrobe- connects the entrance with cooking and goes like a snake through the space. The main idea of this multifunctional piece of the furniture was to place here clothes after the entering the flat, to enable enough space for cooking and divide these two functions by an integrated bookshelf that works like an entrainment by eating. This volume of furniture is closed up by a white bar table, which has 3 seats. This works perfectly for a quick breakfast (or quick feeding their 2 kids). The axis of the entrance corridor goes towards to the living room. The living room with a nice fire place has a beautiful view of city Zürich and the lake. The family loves photography, so the walls are prepared to place photos everywhere. Between the living and the dining is an opening in the wall, which enables a beautiful view of the lake also from the kitchen.
These spaces and a small toilet for guests are part of the “public or day area” in the flat. The “private or night area” of the flat contains a Master-bedroom, an office, a kids room with a bathroom and a Master-bathroom. The bathrooms and the toilet are the color islands of the flat. We decided for Philippe Stark 3D yellow tiles, that creates a checker pattern on the wall. This pattern is always visible in the mirror reflection. To neutralize the strong yellow color we used white and grey. The sanitary is simple white and the white-grey combination appears also on the bathroom furniture. The flat has a pleasant layout respecting needs of the family with kids.

Architect Keynotes
Well deserved and central located in the little dorf of Albisrieden, the flat is surrounded by trees,  no vis-à-vis, in a well constructed and maintained building of mid ’80. The floor plan interesting although in need of modernisation : pass-through kitchen, small and just in front of the entrance door, separated bathroom and WC : yes separated but way too small for everything, including a wash machine, the entrance  uncomfortably asymmetric.

Our intervention aimed to increase the integration between the kitchen and the living room, closing the door facing the entrance hall. Merging the WC and bathroom, creating a liveable bathroom with huge shower and space for Wash machine. Balancing the entrance, including a big wardrobe. 

Oak whitened parquet had replaced the moquette, fine plaster the oldish wall paper, new electrical and water systems, C-shaped kitchen in ICE ARTIC Corian with a comfortable side snack & cooking desk. Bathroom in white and light brown large tiles, self standing tower lavabo and walk-in rain shower.
